@Chrissy Arnold, good point there, what I know is that you have to create a marketing material to funnel those target sellers by identifying there pains and future plans as for absentee owner. If you can create a copy where they will be the one who will contact you in the first place.

@Paul Merriwether the motivated sellers that @Rachel Zelaya is referring to is for off-market leads that share motivational characteristics. The trick is finding people who are likely to sell, before they act on it.

This often includes Absentee owners as many of them tend to sell in a few years. Seniors with 15+ year ownership is another target because they are often ready to downsize or transition to assistance. Adding a low Financial Stability Score can increase the level of "motivation".

Investing in marketing is really a good strategy. We need to be aggressive on that. I suggest you seek a partner that will help you in implementing your plan while minimizing cost. One way is through virtual assistant which will do copywriting and good photos if needed.

Curious ... is this something you've always done? >>>to get motivated seller leads<<< Wouldn't they just call a realtor? Or list on a fsbo website? When I sold real estate back in the 90's. I'd call on the expired's. No cost there. You know they're motivated!!! Wouldn't those that received foreclosure notices be somewhat motivated, targeted marketing, stamps. More success to you!!!
