where is the best place to pull lists with phone numbers

Question

Hey BP community, i am putting together a direct mail campaign ( my largest to date) and I am seeing if any of you have or know of a resource or list that is just phone numbers to cold call. Some of the lists im about to pull the trigger on dont come with phone records. I have everything else: owner name, address, mailing address, parcel, equity, purchase date, est value, est equity, last sale date, etc. So i could skip trace this list, but is there another option that im unaware of for obtaining the phone numbers to all the owners on these lists?

The reason most reputable list companies don't have phone numbers is that they strictly adhere to the Federal Do-Not-Call regulations. You can work with companies that will append the numbers, based on matching the owner name and address to a large database of numbers.

Judging from the number of telemarketing calls I get, it is obvious that the feds aren't doing much in the way of enforcement, but it would be a good idea to just be aware of the regs. https://telemarketing.donotcall.gov/

What your saying makes complete sense. I compiled a list from searching and data mining for information on parks in the areas that I am trying to obtain a footprint in. Easier said than done but just using the tools of the internet to get the info to build the spreadsheet.

hello! I heard that Property Radar provides lists with the phone numbers.

Have anybody used it? Have you seen if it has phone numbers?

We've compared 3 or 4 different sources online and some of them provide pretty inaccurate data. It's difficult to find a good source unless your paying the $$$. My partners and I ended up getting a membership to a couple different sites. What company did you decide to use?

I didn't like REI rail. We really tried to make it one of our primary marketing channels but it was flawed.

@Eric Ingram I have not heard of lead mining pros, i will look at them as well.

I know of some associates that are in the industry that are using Lexus Nexus.

@Grant Rothenburger I think you have to be a brokerage to use Co-star, but they are super pricey because their data is the best. I have received lists from Co-star and the leads generated were very accurate.
