I am looking at this house. What improvements would you suggest for a flip vs a rental?

I am sure you know this and you are just asking hypnotically.. right? ;) ;) but just in case you don't... noone can tell you what you should do for a flip unless they look at comps.

Remember, you can't just start renovating based on what you (or anyone that responded) thinks.

Your flip should match what is currently on the market. Do the other houses boast open floor plans? Granite? Hardwood floors? Well you do the same!

What we do is we do a little bit better finishes and list it for a little bit lower. Anyone said "Bidding war"?

If the market is what I think it is, remove carpets and put hardwood floors. Remove the fake tile in kitchen and put nice rectangular tiles. Do a new interior paint job, and a few more details. You are set.

For rent, you don't do anything. That house is in fantastic condition for rent.

Please please please leave the poor tree alone. That thing has been growing happily for probably 50 years by now and it doesn't do any  harm!

Cut the tree, get new flowers for the front. I'm not a shrub guy. Definitely replace the flooring whether its a rental or flip.

Yes all you do is figure out what other project managers get paid in your market and that serves as a good base. Use opendoor and such websites to check out salaries.

I wouldn't have a partner project manager. This should be an employee. This needs to be hired out. And thus should be salary.
