Can i get on an investment property with 5%

Hi i currently own a property and plan to buy a second one, can i get in with 5% down and not move in to the property? Or would i have to put the typical 20% down and buy it as an investment? Since i plan to purchase a peimary residence here in LA to live in around Feb 2021
