Best way to attract tenants?

Question

In a market that has mainly buyers due to low rates what are some of the unique methods to attracting tenants? Not including the obvious of outside/inside presentation and high quality pictures online. Looking for different perspectives and methods used to increase applicants.

Make sure you have the right information about the property, the best quality photos taken covering every detail of the house, and make sure the ad is placed where your target market is looking for.

Have you had the home listed for rent and you are finding low numbers?  Generally speaking, even though the buying market is hot, so has the rental market.  Like, 1.5x the number of interested parties from 2 years ago.  COVID has had people on lockdown and both buyers and renters have cabin fever and looking to move.  Just curious if you are just nervous about not getting enough applicants or if you are actually not getting enough.  Also, ask those who expressed an interest but didn't do an app, ask them why.  They will have the best answers.

@Keaton Edwards Slightly below market rent, incentive programs like first month rent free or moving cost paid, low or no deposits. These are usually used by big complexes with lots of competition around them or in bad rental markets. I would never use these except maybe the first one even if it was a slow market but I've never had a problem attracting tenants.

Have a professional take the interior photos and make sure rent is on par with the average for your zip code/home size and you should be rolling in tenants. Unless you're renting in the woods lol.
