Getting ready to list my first property available for rent. It’s available for a tenant, to move in August .

When should I start advertising my property for rent ?

When should I start showings for my home , for serious candidates who meet the requirements ?

I like to advertise as soon as it's ready for rent.  We have close to zero vacancy, so if I have a place empty for a week while I deep clean and vet prospects, it's not a big deal -- it WILL get filled.  Then I can have current pics.

In a different market, I would start advertising a week or two before it's ready.  

It will depend on the cycle in your market.  We don't really have tenants in our price point looking a month or two out.  They are usually ready to move in the next week or so.  That's partly because units go so fast -- unless they are willing to pay for a month of rent that they aren't going to use it, people want the timing to be perfect.
