Getting ready to list my first property available for rent. It’s available for a tenant, to move in August .

When should I start advertising my property for rent ?

When should I start showings for my home , for serious candidates who meet the requirements ?

If you list your property with a Realtor there should be dates for marketing already in the lease. We like to start the process 2 months out. Once the property is ready to show make sure to take your pictures and get your listing set up and on the appropriate listing sites you want to use. Depending on your market you want to align your listing period with the peaks of the rental market. For instance if you are near a college or in an area that gets recent graduates as tenants it would be advantageous to list the house in May/June.

We start pre-leasing as soon as it's ready. If it looks decent we've lease prior to completion of the rehab. Our current tenants are required to provide 120-day notice, if they decide not to renew we market the property starting that day. We generally pre-lease 90-95% of our units this way.

We start about 2 weeks prior to the home being ready give or take and we say in our postings when it will be available.  Most software allows you to send out mass emails or texts so you can keep people interested/on board until it is ready and then you have a nice group of folks that are interested on day 1.

I like to advertise as soon as it's ready for rent.  We have close to zero vacancy, so if I have a place empty for a week while I deep clean and vet prospects, it's not a big deal -- it WILL get filled.  Then I can have current pics.

In a different market, I would start advertising a week or two before it's ready.

It will depend on the cycle in your market.  We don't really have tenants in our price point looking a month or two out.  They are usually ready to move in the next week or so.  That's partly because units go so fast -- unless they are willing to pay for a month of rent that they aren't going to use it, people want the timing to be perfect.

What type of rental is it? If it's student housing, I'd be looking at advertising it a few months (instead of weeks) before it's available (assuming the current renters have decided not to renew). Of course, the advertisement should say when it's available - most students look a few months in advance.

If it's a regular residential rental, I'd advertise it a couple weeks before, and then show it to anyone who's really serious once it's available.
