What is the most efficient way to find off market leads in the Dallas-Fort Worth area? Preferably probates, divorces, and other distressed home owners

Pull a list from the auditors website or you can purchase a list from a company for divorces, probates etc.

Do yourself a favor, and dive into SEO seriously. I make about $100k - $300K/month because of this SEO and because I took it seriously. If there is ONE thing you take seriously... is SEO.

The best lead is the lead that is looking and find you... not you for them.

When it comes to off market leads, it pays to be the first to be in touch with the seller right? You will absolutely be not only the first but the FAVORITE when the seller finds you and gets in touch with you.

Not only are these leads 100% free, but they coiuldn't be any more motivated.

So yeah, there is nothing better than SEO, and anyone that dares challenge me, I will give you a warming. I shall destroy you with proof!

Build a website, make it credible, apply SEO and rank #1. (Yes it is THAT easy). In fact it is so easy you can do it on your own without having to pay awesome people like me a cent to do it!

All jokes aside... there is NOTHING better than having motivated sellers hound you constantly daily to make them an offer. I promise you, there is no better, more efficient and cheaper way.

Call 20 realtors and tell them you are on the hunt for off market properties. They will help you.

To find probates your best bet is to go down to your local county courthouse and ask them for the most recent probate lists. This is really the best way at the moment to get them and not pay through the nose.

In terms of divorces and other distressed homeowners you may want to look into Listsource, or something like propstream.

I recently joined PropStream, but still learning how to use it. And I’m assuming I would have to go to each county for the area I’m looking in individually? Or would one county have the information for surrounding areas?
