Grassroots marketing for beginner REI?

I'm a new investor, currently working on my first flip and actively looking for the next property to purchase. We don't have the money yet to do any large mass mailings so we're looking for ideas on how to find good deals on properties. It's hard to find anything on the MLS in greater Orlando at a good price due to lack of inventory. We have targeted houses coming out of probate by attempting to get leads from probate attorneys, funeral homes, and even contacted folks that have estate sales on Craigslist. Anybody have any other good ideas on how to find properties?

Also, there are a handful of vacant homes in my neighborhood. Any suggestions on how to contact/track down owners to try and buy the house, whether short sale or trying to find a contact at a bank before they send it to auction?

Thomas, welcome to Bigger Pockets. If you use the search function in the upper right corner of this page, you'll find that there have been many discussions about exactly that topic her on BP. You'll find info in the forums, the blogs, the podcasts and articles.

Also, set up a few keyword searches of your own, such as "marketing", "probate", etc, and you'll get email notifications of when these things are discussed.
