Best online rent collection platform?

Hello! I am investigating alternatives to online rent collection as I'm experiencing some glitches with Zillow Rental Manager. Do people have websites / apps they particularly like using? Thanks!

I love Avail.co. I've been using it for over 4 years now and it's been great. It's $5/unit and you can do leases and security deposit collection and even have tenants submit maintenance issues.

My team uses Landlord Studio which is a solid comprehensive solution for managing multiple doors, bookkeeping, listing units, generating reports, etc. but also has a monthly subscription fee plus an additional fee per rent transaction.

@Danielle Zamarelli how many units are you working with? If it’s a small number apartments.com is free for what it’s worth but I would make a switch if you’re scaling at a larger pace

@Danielle Zamarelli I've been investing for 5 years, now have 5 properties, 10 doors. We were using Google sheets for a while to do bookkeeping and Venmo in the early days. I've experimented with several including cozy, rent redi, zillow etc. Some are free, others have a monthly fee. Imo no one has really done a solid job so far. I'm now using Baselane for bookkeeping and rent collection. This helps me keep an eye on how each unit is performing.

I use Zillow to do property listing and screening and this works well. The last time I used it I paid $9.99 a week for a listing, got 30 applications, and the tenants paid for the screening cost ($30-35). I found my tenant in one weekend. I use rocket lawyer for all my leases in NY and PA and that has worked well.

If you Google it you will find some good articles about tradeofs and what to look for in online rent collection.

@James Randal - my tenants had difficulty setting up their accounts to pay through Zillow and continued to receive error messages. I also have a couple that wants to pay their portions of the rent separately and Zillow only allows for one person to make a payment. Given these factors, I am now trying Apartments.com. It was very quick and easy for myself and for them to set up and they like that they can schedule their monthly payments. So far, I am enjoying using it and it is serving my purposes for only a few doors.

As others have mentioned, there are lots of great options out there. If you don't end up getting along with Apartments.com, don't let it put you off! Some programs have free trials too, so you can always test them out first to see if they meet your needs.
