I have a property in Northern VA and have a potential tenant asking about getting the pet deposit and pet rent waived for her ESA. She has a doctor's note from 2018 and then registered her cat/got a certificate for it this year with the ESA registry. I'm finding conflicting info on the web about Virginia and ADA laws for ESAs.

Any help on if I’m legally allowed to charge pet fees or exactly what documentation she needs in order for me to waive them would be very much appreciated!
