My PM has been trying to increase rents since February 22 and still not seeing increases.  Does anyone know what recourse we have? They’ve acknowledged the increase but no money has been paid! Very frustrating and makes me not want to take Sec 8.
thanks to all.

I had a similar problem  for about 5 months with one of my tenants from Dec to March. I submit the rent increase notice 4 months in advance of the lease renewal. I received a notice that the increase had been accepted but following that nothing happen. The tenants lease came up for renewal in the 3rd month and I still heard nothing, so I reached out to Section about the new lease and rent increase. Strangely enough communicating with the case worker via email and while getting the approval  for the new lease in month 6th they back paid the difference for the previous missed months rent plus the increase amount for the previous months. Now it seems to be posting at new rate.

As stated above contact the case worker and be sure to get email communication as confirmation of what is going to happen. That's what I had to do.
