Property Management SOPs

I am an aspiring new investor and look to enter the investing game through househacking and living in a multifamily property financed by an FHA loan. Given this is the method I am choosing to get the ball rolling for my real estate portfolio, I will be self managing to keep costs low (dictated by current financial situation). In an effort create efficiencies and free up time, I would like to create standard operating procedures ("SOPs") to be performed by a virtual assistant ("VA") to help lighten the work load so I can focus on more high impact work related to this property and other potential deals to be added to my portfolio.

1.) What SOPs have you been able to create and delegate to staff/VAs as it relates to property management or real estate analysis ?

2.) What pitfalls if any would you highlight when choosing to leverage the help of a staff/VA?

3.) In your experience, is this something you believe can be scaled to any degree when adding real estate assets to your portfolio? The aim would be to run my portfolio as a business.

TIA
