Security Cameras- Best Choice, Best Practices?

Hi All,

I have one building in a middling/emerging part of a small city. The city does have a considerable amount of violent crime in some areas, but in this area it has amounted to a couple of car break-ins for tenants that park on the street. I have another building a better part of the city that does also have cameras, but those are run through the internet provider (which I have to switch away from at some point). What makes and models of outdoor cameras have worked well for you? There is no good spot for an AC power connection.

Otherwise, any concerns on etiquette or explanations with tenants? I believe those that I have are good and would welcome the security more than they would be concerned. Thank you!

There are constant improvements in camera systems...the main thing is do not skimp on the quality. You want EVIDENCE quality images that you print from a screenshot when reviewing files on playback. The system needs to be user friendly so it is quick and easy to review recordings to locate an incident. Without internet access you (or someone) is forced to go to the property to check on an incident each time something arises. It is so much easier to access remotely from your office or home, and even from your smartphone. Some systems have a capability to set up "alarms" that will notify you if someone enters an area during a time period you have specified. They are also great for spotting trespassers in real time if you are in a problematic area. You can then notify the PD, meet them there and actually catch the offenders. I recommend you get a large enough NVR so most, if not all, cameras can be recorded continuously. When "motion detection" mode is used, you miss a lot of important action.

You will be amazed at the things you catch people doing with a quality system...  Tenant makes a mess in a common area and just walks away...you got'em. Improper disposal of trash...busted (I even had one property where we put a camera in the trash room to aid in catching who was tossing mops, brooms, lamps, and anything else down the chute). You have eyes in all areas 24/7, which is honestly far more valuable than a single on-site caretaker, especially if you have a good set of "House Rules" with a strong fine system.
