PM unable to collect rent
I have a PM who is unable to collect rent from the tenant. For last 6 months the rent has been delayed by a minimum of 7 days. When I ask my PM all he tells me is that he has communicated to tenant but they are not responding. When I asked him to give notice of eviction to them he says he has done it but they are not leaving. When I ask him about what options do I have all he told me was there is not much we can do. Im not really sure if that is how a good PM operates. Has any one been in a situation where a PM is unable to handle tenants properly? What should I do in this case?

so the rent is late habitually each month but it is being paid each month correct? just a few days late ?
So whats the rush to evict? its going to cost you thousands by the time you do the eviction loss of rent fix up costs etc.
all because the rent is a few days late ??? I dont really get that . If you dont like the tenant just wait till they leave on their own at lease renewal or whatever.
I know i am contrarian view point but to me its stepping over dollars to pick up pennies .. kind of like when section 8 tenants wont pay their 50 dollar co pay and owners freak out and want to evict over it.
