Tenants splitting up, one staying and one going

What is the best way to handle in order to minimize the most risk + provide a legal paper trail to show proper procedures/laws were followed?

Does the remaining tenant qualify for the rental on their own (Ie will they be able to pay the rent)?  If so, have both parties sign the amended lease and let them sort out the deposit.  In the amended lease have them state that the boyfriend has taken all of his belongings and nothing of his remains in the property.
