What are the typical services that a property manager provides in its fee?

It is a bit unclear to me what property managers provide in its fee - does anyone have experience in this area and can share?

some specific questions that I have

what happens if someone is needed to be evicted? I understand that I may need to pay for a lawyer, but will the property manager go on my behalf as a agent of the property? or do I need to go?

what about items like inspections (e.g., insurance, state, so on) - will the property manager go on my behalf to be present for the inspection?

are items like this included in the PM fee?

You MUST read their management agreement to see if they have this in writing!

Not every company is equal. If I have to evict a tenant, I handle it myself at no cost to the Owner and I will reimburse the owner for up to a month of lost rent. Some managers won't even touch an eviction and make you hire an attorney. Some represent you but charge you for their time. You have to read the agreement and their responsibilities should be spelled out in writing.

A good manager will handle everything so the owner is almost completely hands-off and secure in the knowledge that the property is well cared for. Unfortunately, there are a lot of mediocre or bad managers out there.

@Robert Bolejszo - In addition to Elliot's point, I would like to add that most property management company offers tiered services. For instance, if you only want them to collect rent, that is one fee structure vs. a full service PM service, which offers more services but comes at a higher cost. Normally, from my experience, a full service PM company fills the unit for a fee, collects rent, deals with maintenance issues, evicts tenants on your behalf. Essentially everything involved in self management so you'll simply have to manage the manager and collect your revenue each month.

Property managers pretty much handle everything. In the event of an eviction, someone will go on your behalf to court. For a fee of course. They place tenants in the property, take care of maintenance requests, and collect rent. Some do inspections, every six months to evaluate the condition of the property.
