Is OnSightPROS.com a worthwhile service?

This is a company that will perform scheduled inspections of your rental property to identify deferred maintenance needs, dubious tenant activities (say, illegal pets, bad housekeeping, failure to change HVAC filters etc).  The reports are fairly extensive with pictures documenting various items.  Cost is $150 and up for each report.  Is this worth the cost?  Should it be done more than once a year?  Is this something a PM company should do anyway?  Just looking for general feedback - I expect opinions will probably diverge on this....

OnSight Pros is an excellent company. They provide a necessary service and handle the hassle of scheduling directly with your tenants. I especially appreciated their reports, which detail the methods, dates, and times they attempted to reach tenants. This is incredibly useful for enforcing lease violations and fees for missing renewal deadlines. Plus, having an unbiased third party inspect the property is invaluable. Definitely worth the expense in my opinion.

@Andrew S. Yes OnSightPROS is a solid company with a solid product. $150...it's worth it. They schedule with the tenant, drive there, document everything, they have hardware expenses, insurance, vehicle, etc.  And yes property manages should do this. But they will need to that for the inspection also. We do our inspections for less. But again its worth the $150.

We don't use OnSightPros here in VA but I can tell you we do use another company that is local here very similar to OnSightPros and it has been the best company decision we've made yet. We used to have in-house inspectors but it was hard to scale and with our heavies season being that of summer months, at 1000+ units we weren't able to hire enough inspectors for the last day of month move outs and first day of month move ins and then still keep them fully-employed in our slower season in fall/winter. So being able to outsource to a company who is solely focused on inspections, turnaround times of 24 hours from inspection to report in hand with photos, it's our first summer using them and it's been amazing.
