How many units to begin contracting a property manager

Question

When the number of unit is 6, I can manage property myself with my formal W2 job. When the number of units reach more than 20, I find it occupies too much time even if my wife is helping me.

Would you please share the experience that when you begin to contract a property manager, how many units that you and your partner own?

The number is typically 5 but it sounds like you can manage more.

I have heard many different numbers.. I would say that this number is 10 or above you should have a manager step in to help some of the units or all.. You can always negotiate with the PMs if you are giving them a lot at a time. Just keep in mind that you will need to do some deep dives to find the right ones.
