STR - Switching from Vacasa

Hey All, 

I have had a STR for about a year and a half now. I currently use Vacasa in a hybrid schedule.

they handle renter communication and bookings, I handle cleaners.

Recently I noticed a few hidden fees Vacasa Charges (additional cleanings, booking fees ect).

I only get the nightly rates and then they take the 15% fee so I never see the additional earnings. 

I also have the house set up as a top down so I live in one of the two units.

The only downside I see is we have an average rating of 4.95 starts on Airbnb with 22 reviews that we would lose, but Vacasa as a property manager cant even get the super host tag. 

I am also worried as it seems people have a predisposition as guests when staying with Vacasa and that may be hurting rentals. 

is it a no brainer to move, should I wait until the slow season, or should I stay with Vacasa?
