HoltonWise Fake Rent Receipt Scam
Oh man I've got a good one for you all.
Long story short, HoltonWise was managing a low income house in Cleveland for an out of state investor. Your standard ghetto Cleveland duplex complete with all of the normal ghetto duplex type stuff....Drugs, crime, blight, evictions etc...
What was different about this duplex was the out of state owner is/was a total lunatic. One of those guys that thinks every property manager is out to get him. He stopped paying his property management and repair bills, his tenant stopped paying rent and ended up squatting for over a year.
He had me sell the property As-Is in dilapidated condition complete with the druggie squatter living there, just ransacking the place, not allowing anyone to enter, etc..... Naturally the sale price of the house in this condition was lower than what he acquired the property for. Of course this dipstick thinks that's somehow my fault, not that fact that he allowed a druggie to squat in there for a year.
Anyways shortly after the sale, the tenant tries tricking the new owner into not evicting him by sending him a fake rent receipt from HoltonWise. New owner believes the druggie squatter and gets in touch with old owner who now both believe they're involved in some big conspiracy involving HoltonWise, a multi million dollar business that happens to be one of the most well know property management companies in the Cleveland area, that just steals rent money from drug addicts. Like ya bro, I'm going to risk my millions to get away with $764 dollars from your Fentanyl addicted tenant lol.
So these two dingle berry's decide to file a complaint with the Ohio Division of Real Estate. Below is the fake rent receipt they provided. It took me about 30 seconds to crack the case. Tenant didn't even bother the get the fake 10/02/2024 payment date font to match the rest of the font on the HoltonWise payment confirmation email. Nor did he even bother to change the confirmation number of F925-D380 that allowed me to see that the real payment was made the last time he paid rent in July 2023.
Total dorks.

@James Wise maybe threaten the two investors with a lawsuit unless they put an apology online and give you a 5-star Review?
Amazing that tenants get so much positive press against landlords, but stuff like this the press ignores.
