Listing and finding tenants - out of state
I have a single-family rental in Orange County, CA. It was my primary home before I moved to Colorado. The current tenant (my first) is moving out soon. I originally listed it with a real estate agent but managed everything else myself. This time, I’m considering handling the entire process—listing, marketing, showings, tenant screening—from out of state to save on fees.
The reason? Last time, I was hit with an unexpected charge for the tenant’s agent, and I’d really like to avoid that again.
My question: How realistic is it to market, show, screen, and lease a property when you’re not local? What challenges should I expect, and what strategies have worked for you if you’ve done this successfully?
(For context, I’m not worried about California landlord/tenant laws—I’m a CA-licensed attorney and comfortable navigating those. Also, I manage a mid-term rental in Colorado.)

@Adele Tegger One more thing......I never tell the prospective tenants I am out of state until they are approved. This weeds out the hustlers in my opinion.
