Pets allowed, dogs , cats, both?

Hi all!  Curious to know what the most recent trend is about allowing pets.   I know dogs can be a big liability even if they are not "dangerous" breeds.  Esp if they had a previous biting incident.  How would you even know if they did?  I was speaking to my insurance agent and she said a client's lab puppy nipped a toddler and made a scratch that turned into an $18k payout from the insurance and that her client could not get insurance again.   Better to allow cats than dogs?  I've seen some posts that cats aren't the nightmare they used to be because of the enzyme cleaners that are out now.   Or are most of you still allowing both?   And only one animal or possibly 2?  I know a lot of cat owners have 2 because they do better in pairs when they are little.  What insurance do you require from your tenant if they do have a pet?  Is it legal to mandate regular inspections, such as every 3 months if they have a pet?  What vaccinations do you require?  TIA

I know you're looking for more detail than this but...

1. I allow pets and 

2. I let my PMs handle the details.  They have policies that must be and are followed, and they're the experts.
