Potential First Tenant

I have a potential tenant for my rental property. I'm a noobie at this so looking for advice.

1. I have them completing background check forms (besides evictions, murders and domestic abuse type things, what are other red flags I should look out for?)

2. I'm having them complete a Rental agreement (downloaded from Florida Bar Site)

3. Will collect 1st month and Security deposit prior to mov-in date.

4. It will be 3 adults staying for 5 months on business that I found via Furnish Finders. 

Besides nothing coming up in their background checks, what else am I missing and should consider? Any lessons learned you'd like to share so I don't make the same mistakes? (I'm sure I'll make a whole lot of other mistakes)

Any insight would be much appreciated.

That is exciting. I'm guessing by background check you mean credit score also? Sounds like you have it covered unless there are local forms like lead paint addendums etc. that need to be included.
