rental security deposit insurance

Hi, Im a small landlord with 7 units, I've heard about property management companies using a type of rental security deposit insurance so new tenants can have cheaper move in costs. Any pros vs cons about this. 

Also what companies provide this service to small landlords?

I wouldn't be on board with this strategy unless you are holding in an undesirable location. Its like free adoptions at the SPCA.  Sure it will produce more unqualified people but is that what you really want?
