Managing New Construction Rentals vs. Older Properties

Some investors I work with are building new construction rentals to add to their portfolios instead of only acquiring older homes.

From a property management standpoint, I’m curious:

- Do you find brand-new builds easier to manage (fewer maintenance calls)?
- Or do issues like warranty claims, HOAs, and tenant expectations bring their own challenges?
- Have you noticed tenant retention differs between new vs. older units?
