Attached is a worksheet that compares three PM software packages (that are discussed frequently on the forums).  Hopefully, the link works.  Feel free to suggest edits or other feedback you have.  We currently use 3rd party PM, our daughter would like to manage our 33 units, we want to support that desire, and need the right tool.  Below are my thoughts:

Innago covers most of what we need aside from accounting.  I have Xero for accounting; so, we can probably key rental income from Innago into Xero.  Online rent payments have a 1 day hold after the first payment.

DoorLoop Pro has the same features as Innago with the addition of accounting, a marketing website, two way text communication, and an AI resident assistant.  Online rent payments have a 3-4 day hold.

Buildium Growth has the same features as DoorLoop Pro with the addition of property inspections and 1 day rent payment processing.

If you have experience with these or other recommended packages, please share your thoughts and reasons.  I read most of the forum posts on this subject and had demos but there is nothing like real life user feedback from those with a similar portfolio.  Based on what I know so far, I am leaning towards Innago as the added features above for the paid products are not critical.  But, I may not have captured all features properly and am very interested in your feedback.

We purchased a PM Company earlier this year and use Buildium Growth to manage over 470 units. I have worked inside of quite a few other platforms, propertyware, appfolio, and Buildium as an owner, but this year is our first time inside as the property manager. I always go back to Buildium as it offers more for our owners and us when it comes to bells and whistles. 

If you are just managing your own I would think looking at the lowest cost and then combine it with quickbooks for accounting or use Stessa for the accounting side.
