Looking for recommendations

Hey Everyone. Looking for recommendations on what everyone is using to self manage their portfolio. Currently have 40 doors which I self manage and looking to upgrade from the simple Landlordy app I currently use to something with more Features so I can focus on having more free time. Not looking for help renting units as I have that handled. Looking for something with 1)  a friendly tenant portal that can accept payments from All (Venmo, Cash App, Chime, Zelle),  2) Handle maintenance requests,  3) bookkeeping. I am hearing that some are integrating AI to interact with tenants. Any help would be appreciated.

Accepting rent through payment processors like Venmo, Cash App, Chime, and Zelle can complicate the bookkeeping. These are not typically supported as payment channels inside PM systems. Owners accept them externally and must track them manually in the PM software, which can lead to bookkeeping errors. If you must accept payments through these processors, I recommend PayPal Business or Zelle. PayPal Business integrates directly with QuickBooks Online if that is your accounting software of choice. Zelle displays the sender (tenant) and description (property) in the bank memo, making manual categorization easier. 

Do you own all of these properties yourself? Or do you manage for other people as well? That will help me recommend software for your management needs.
