I’ve been spending more time lately on the property management side of deals, and I’m curious how others are handling this as portfolios grow.

I’m a Realtor in North Carolina and work closely with a property management team, so I see both sides — acquisition and operations. One thing that stands out is how much tenant screening and placement can impact returns, especially in markets like the Triad where demand is solid but quality varies by submarket.

Lately, I’ve noticed more owners opting for a hybrid approach professional tenant placement and screening up front, then deciding later whether to self-manage or go full-service.

For landlords and investors:

• At what point did you decide to outsource management (if at all)?

• Was it time, stress, scale, or performance that pushed the decision?

"I'll talk with the owner" is a huge verbage u should consider. We learned that at Keypire (a real estate educator business run by HGTVs Scott Mcgillivary). When the tenants ask something and u say "I'll talk with the owner" it gives u time and space and allows for an easier relationship with tenants.
