Recommendations for Management Platform

I have 40 units across multiple buildings that I self manage. Over the past 1-3 months the amount of tenants sending mostly useless communication messages has suddenly increased dramatically. It’s now taking up 2-3 hours a day and a lot of its stuff about their personal lives that has nothing to do with their apartments.

I’m looking for recommendations for a platform to deal with the maintenance requests and help weed out most of the rest of the BS communication.

If it needs to be a full blown management software I’m ready to consider it at this point.

I don’t know much about the various management options but definitely looking for some type of portal the tenants can communicate with that will notify me and possibly my maintenance of the requests.

    Hi Alecia,  I am surprised that you have been able to manage 40 units without a management software!  I only have 4 units and would be a mess without it.  I use Innago which is free.  I analyzed a few last year and most have a feature to communicate and allow tenants to submit maintenance requests. Innago also has a nice phone app.  Rent Redi, the PM tool associated with bigger pockets also has this feature.
