Hey Aidan, one of the most effective ways to add value is to focus on simple, high-impact updates that improve both rent and resale potential. Things like updating kitchens and bathrooms, adding fresh flooring or paint, improving curb appeal, and modernizing fixtures can make a big difference. Sometimes even adding a washer/dryer, creating extra storage, or finishing a basement/attic can boost rent significantly. Another angle is small efficiency upgrades like smart thermostats, energy-efficient lighting, or landscaping, it’s amazing how much tenants notice and will pay for convenience and aesthetics. In Midwest markets, these value-adds can really move the needle for both cash flow and forced appreciation.
