Next steps with this non renewal

I posted earlier about a tenant who added a room to the home without permission. His lease ends June 30th- and according to the lease I need to give him 60 days notice of non renewal- so by the end of April.

I have made a few mistakes up to now- I only inspected the added room on the exterior. And the last time I was there- a week ago- I wasn’t able to go into all the bedroom because he had his kids in them saying they were sick. 

Do I need to schedule another walk through- with a contractor- to get an estimate to return the room to its original condition? And to see the rooms that were occupied- or can I just wait until he moves out- about 2.5 months or less?

The tenant is a contractor and said he would do it- but he wanted to renew the lease and I don’t think he will be happy if I tell him I am not renewing- so I don’t know if he will.

And I also think he will be not very pleasant if I come over after he had found out I am not renewing.


at this point do I need to worry about going back to see everything or can I just wait till he is gone?
