Hello guy just recently did my first closing on a duplex is a already a tenant on one unit side am planing to stay at the other unit, looking for advice for for a good app or software  for management and collect payments.

    Edward congratulations on your first closing — house hacking a duplex is one of the smartest moves you can make starting out.

    For collecting rent and managing a single unit as an owner occupant you do not need anything heavy or expensive. A few solid options worth looking at:

    Turbo Tenant — free for basic rent collection and tenant communication. Very user friendly for a first time landlord with one or two units. Good starting point.

    Innago — also free for landlords, tenants pay a small convenience fee. Clean interface and easy to set up quickly.

    Avail — straightforward rent collection with lease templates and maintenance tracking built in. Reasonable pricing for small portfolios.

    For a duplex where you are living on site the most important features are online rent payment so you do not have to chase checks, automatic payment reminders, and a paper trail of every transaction.

    Start simple. You can always upgrade as your portfolio grows.

    One additional tip — whatever app you use for rent collection, keep your financial records separately. Income, expenses, repairs, and deposits tracked by property from day one makes tax time significantly easier and your CPA very happy.
