End of Lease Term - Hoarder
I have posted previously about acquiring a property with existing tenants, one of which being a hoarder. We provided a notice of non renewal in January with a lease end date of April 30. As of yesterday, the tenant has made no attempt to move any property, reportedly does not have other living accommodations and requested an extension of the lease, to which we denied. Pennsylvania's 10-30 law for notice of personal property requires us to keep the items for at least 10 days, but up to 30 if the tenant responds.
Given to unsafe condition of the property and the now end of lease term, how would you all handle this situation and do we have any options other than waiting and hoping that they vacate without eviction or abandonment of property?

Once they are physically out by Court order or voluntarily having turned over the keys, thoroughly document by photos and video every room, every closet, with witnesses. Secure the property by boarding up all windows and doors securely. Make sure utils are turned off/out of Tenant name. Have one or two, (or more?) 20/40 yard rolloffs delivered for day 31, and round up day labor from HD or other popular locations. Once the amount of personal property inside has dwindled, assess what else you need to demo and load into the rolloffs as well.
