First time tenant move out
Hi Everyone,
I am doing my first tenant move out in June and I was wondering if you have any tips to share? Tenant gave me more than 30 day notice (MTM lease). Its just a standard move out.

Do a pre-MoveOut evaluation video!
Just be careful how much you challenge the tenant in-person.
We once had a large, male tenant physically threaten one of our staff that was a 90lb female, over repair issues she was pointing out.
Just document and avoid confrontation.
The video will do two things:
1) Allow you to start planning what needs to be done to RentReady the property, which should save you vacancy time.
2) Identify items that will be charged to the tenant's security deposit. You can choose which ones to inform the tenant about BEFORE they move out, so they can fix and avoid being charged.
- Just be sure what you allow them to fix is nothing major, because they could do shoddy repairs that you will have to redo - but, they will not want to be charged for.
