Tenant left without 30 day notice

Howdy, 

Please, talk me out of taking action on this. It's probably not worth it for $1300 a month.

Tenant left anyway without providing 30 days notice. I may get it rented next month.  She was short by a week and gave me no option to schedule a 


Lease is solid and spelled out 30 days notice. It also spelled that M2M had same terms and condition than full lease.

Tenant was on a M2M Lease with her partner. They broke up. I told her partner he was not on the Lease anymore

I did not issue a new lease even though I think I offered one.

About 8 months later, she took off without 30 day notice

Do I have a shot at getting money back or is this DoA in light I didn't issue a new lease after her partner left?

"Telling" the partner he was off the lease accomplished exactly nothing. If he signed, he is still on the hook. 

Burning you for a week's rent is not worth the time you spent posting. You don't mention damages or Security Deposit. Whether there are, or there are not, physical damages caused by Tenant, you should have the Sec Dep, which you have X number of days to account for. Unless your locale prohibits LL from deducting for past due rent, that would make you whole. 

It sounds like you need to learn local laws, and start treating a serious business as such, with proper documentation and records.
