Having a lot of trouble renting out my property.

My name is Brock Morris and this is my first post into biggerpockets so am excited to see what people have to say!

I bought my first duplex back in September using the VA loan in which I manage to rent out the bottom and live in the top. Since then I have left for deployment and hired a PM to manage the property and rent out the top unit while I am gone. It's been 3 months and the property is still not rented out.

It is hard to gauge if it's my PM fault or if it's the property itself, we've lowered the price from starting at $2700 to now $2400. 

I would love to talk to someone and just get some feedback on why my property is not rented.

Hi Brock, price typically fixes all things real estate. If your property has been vacant for 3 months, your price may be to high......I am not in your market so I googled the vacancy rate in your area and it says 5.4%, this is telling me on average properties are rented in ~20 days. Do you want to share your property listing on Zillow so we can all chime in and give you a better input...
