Florida landlord question.

Tenant fell behind on rent. I served a 3-day notice, but instead of paying in full, the tenant keeps sending partial payments in installments. The balance is still not paid in full.

A few questions for those with Florida eviction experience:

  • If a tenant makes partial payments after a 3-day notice, do you typically serve a new notice for the remaining balance before filing?
  • Can a landlord require payment in full and reject future partial payments?
  • Is there a payment platform that allows landlords to refuse partial payments before they hit the account? Currently using Zelle to collect rent.

Looking for practical Florida landlord experience.
