Property Managers & STR Owners: I'd Love Your Advice

My parents currently own two short-term rental cabins in Colorado. They self-manage one property, while the other is managed by a property management company in Grand Lake. Watching how important reliable cleaners are to keeping guests happy and properties guest-ready is one of the things that sparked my interest in the industry.

At the end of August, I'm moving to Arizona to attend Grand Canyon University, and a friend and I recently started a cleaning business.

Our business is built a little differently. We partner with experienced independent cleaning professionals while we focus on the operations side of the business—marketing, customer support, scheduling, quality control, and building long-term relationships with clients.

I'm genuinely trying to learn more about the property management industry and would appreciate your perspective.

  • How do property managers typically find new cleaning vendors?
  • What makes you trust a new company enough to give them an opportunity?
  • Are referrals generally more valuable than cold outreach?
  • If you were starting from scratch with no industry connections, how would you build relationships with property managers?
