Rent increase from kitchen remodel

Hi Everyone,

My father recently moved in with me and he wants to rent out his house. His kitchen needs a light remodel and at a minimum the cabinets need to be refinished and painted as well as the walls. Im trying to gauge how much to actually do in the kitchen, such as counter tops and backsplash etc, and how much value will actually be created via increased rent. Currently the countertops are in good condition, albeit old style white tile. All of the appliances are new within the last few years. His house is part of a larger group of tract homes that all have similar fit and finishes. Any insight as to what you would generally choose to upgrade and why is greatly appreciated.
