Eastern Ontario Market
Hi everyone ,
I'm currently exploring some investment opportunities in Brockville, Hawkesbury & Cornwall, ON. Mainly SFH & multi-family units as low as $120k. I'd appreciate any feedback from anyone familiar with those areas. Thank you for your help.

It is a somewhat difficult area to cash flow very well. Low income, plenty of welfare, many low quality tenants. Avoid all welfare recipients like the plague and make sure your rents will cash flow as with any market.
Unlikely SFHs will have positive cash flow. You should be able to find duplexes at $200 K rents $900 - $1000 per side. Not great money but better than TO by far.
