Student Rental vs. Family Rental

I know student rentals usually have a higher cash flow, but I have had trouble arranging mortgages for them.

I want to get a feel for what investors on here prefer and why?

I've been doing it for 12 years and currently have ~140 students that rent from me. The management of the property will 100% make or break the deal. Student rentals look fantastic on paper. But operating them is the complete opposite.
