Just starting out, looking for JV

What should I do if I am just starting out in real estate, and I’m relying on my day job to save capital for my first investment property?

I know JVs are an excellent start for quick capital, but how do I find a JV when I myself don't have much to offer as I am a newbie?

Hi

A mentor told me to buy my own property first and then build up a relationship with a mentor or other investor and then go for a joint venture. Maybe research your first home and do some house hacking, basement suite, rent rooms etc and have minimum payments... if any
