Does the BP calculator work for property in Canada?

Hey all,

I'm pretty new to the BP community and was curious if you're able to use the BP calculator to analyze property in Canada. I am thinking of going pro, but the calculator is something I really wanted to know about before upgrading my membership.

Thanks for any info!

@Sam Hecht

I personally think it's not neccessary to upgrade to PRO just for the calculator

Just fully understand the make up of an income statement

Most people plug in 25- 30% for cap ex vacancy property management and maintenance

So the only other expenses are property taxes insurance and snow plow/lawn care if applicable

You can easily set this up on Excel..

Once you establish NOI just figure out if it's more then your monthly mortgage

But even before all of this the key number is the rent/purchase price ratio..

There is a sweet spot number where you can determine if the property cash flows or not..
