I'm currently at a hurtle and I'm hoping you guys have a answer. I'm looking to invest out of state, however I don't know how to research a potential market.

I'm currently looking at a house in Burkhardt Neighborhood, Dayton Ohio, but how do I know it's a safe neighborhood?

    There is no substitute for making a personal visit to your intended location/market when you otherwise lack personal knowledge of the area. 

    Buy a round-trip plane ticket and a room at Day's Inn.  

    If you don't think it's worth the cost/effort, then you are fooling yourself about investing there.
