Talking in my options

My wife and I had a discussion about buying our first ever property. Right now we are currently living in an apartment community but with terrible neighbors and that has been a traumatic experience for my family. We no longer want to live next to anyone unless its a in a separate unit where we wont have to bother anyone and their peace or our own. So that leads us to either one, finding a property with the potential to build a separate unit to rent out. Two, a duplex with side by side units where we rent and live in the other until we are ready to refinance into another home. Final option we buy a single family home distressed property with a fha 203k loan and then 2 years later refinance and then purchase a multifamily unit. We are leaning towards the last option because we have a big family (5 kids and 1 dog) and having a place for them to relax at. I'm looking in Orlando, FL and was hoping you guys would have more information, tips and tricks or anything advice that can help would be extremely appreciated. Thank you guys very much.
