Montgomery County, MD: Where To Buy Under $450k?

Devid Brodsky

Hi everyone! I'm looking to buy a townhouse in Montgomery County, Maryland for house hacking. My budget is under $450,000. I know the metro area can be pricey so I'm hoping to find something affordable within that range.

My strategy is to buy and hold and also to house hack. My job is located in Washington, DC and my plan is to drive to the Shady Grove Metro station, park there, and take the subway into the city each day.

Do you know of any ideal and safe cities or areas in MoCo with driving access to the Shady Grove Metro station where I might find a house within my budget? Thank you so much for your help!

@Devid Brodsky

You're on the right track with your strategy—house hacking in Montgomery County with access to Shady Grove Metro is a smart move, especially for long-term hold potential. I’d suggest looking into areas like Germantown, Gaithersburg (especially east of I-270), and parts of Derwood—these tend to have more affordable townhome options and good access to the metro. Focus on properties with a basement or extra bedroom to maximize your rental potential while keeping your own space.

Good luck!
