Thoughts on...Patch of Land?

Good evening everyone! I was hoping to get more insight on what you think of Patch of Land as an investor? https://patchofland.com/ I am looking for passive income but don't have 20% down for a property (buy and hold) and thought that this might be a good alternative. Would love to hear the good, the bad and the ugly about it. Thank you!

you need to be accredited I think.. so if you don't have 20% down for a rental  you may not be acredited and it would be a moot point with patch of land as you would not qualify .

Or maybe your short on cash and long on net worth and income then your fine !
