I am curious to know if anyone has worked with North Peak Investments before. If so, how was your experience?

Was it a smooth process?

Did everything work out as planned?

Were there any issues/problems that arose?

If you could do it all over again what would you do differently?

Any recommendations?

Hi Ryan, I invest in out of state turnkey properties and understand the business model well. I had an introductory phone call with one of the founders three weeks ago. I liked speaking with him and thought they have a good process in place. He had promised to introduce me to their Philadelphia provider the following week and be on the call himself. I have not heard from him since. In my experience, one of the best ways to judge a turnkey provider is their communication (especially when they are building trust and trying to earn my business). I don't mind over-communication during this phase either. This criterion has always worked well for me in separating the savvy talkers from the doers. Albeit a very late comment, good for future searches:  I have worked with North peak and they are heads down the best provider so far. It does take time to build the comunication/trust but North Peak strategy is not necesarily about volumes but about what you individually need. No other Turnkey I have spoke too does that.  And yes, it is a two way street with North Peak: they also need to decide if they want to work with you.

I had a good conversation with one of their reps back in July. He put me in contact with a woman from Oklahoma city so that she could better describe the city to me, as well as provide some listings for me to review.

I didn't look to deep into them because the response time was pretty slow, plus I was talking with other companies that were quicker with responses and had lots of listings to review.

I did receive some follow up emails about 6 weeks after our last communication. I informed them that I am no longer interested in doing turnkey investments in general. Nothing against them in anyway, it's just that I don't think the numbers add up for me the way I want them to. Maybe for someone else this business model will be worthwhile, but it only meets part of my RE goals, not all of them.

Full Disclosure! I haven't reviewed any of their listings (just other turnkey companies), maybe there are some real gems to be had. If anyone is curious, I recommend to ask for listings and to conduct your own due diligence to see if it is something you really want to do.

@Ryan Budil - Curious, did you ever have further conversations with North Peak?

(I visited their site, as an accredited investor, and asked for more info on Monday.  It's end of day Wednesday and I haven't heard back)
