BEWARE OF UNSCRUPULOUS HML'S

First off, I am mostly to blame myself. I had a BAD feeling about this company from the beginning but I'm desperate. Anyway, I found a house listed for 8k, went took a look,priced rehab at aprox 5-6k with comps at 35-50k, ltv at about 20-29%. Didn't have house under contact & stated this on the app. The realtor said house has BEEN ON MARKET FOR 85 DAYS WITH NO SHOWINGS & LITTLE INTEREST so I should be able to negotiate a good deal, I passed this info on to DO HARD MONEY.com YESTERDAY &house was still on market. Today I contacted insurance company to get ins. quote, called few other people basically getting everything ready, little more digging & find out house was sold TODAY !!!! What do you guys think ?
