finding cities for investment

i live in wa. state my husband and i have 2 rentals and 3 units on the property we live on we both have demanding day jobs.I am looking to buy a lower priced property out of state in a more landlord friendly state. any suggestions? $150000 range with a 20% down. I was thinking the south.

I would definitely recommend Columbus OH. It's a solid hybrid market of cash flow and appreciation. Columbus has lots of job opportunities and population growth. I currently live and invest here in Columbus OH and would recommend it.
